Rental Requirements and Qualifications

We adhere to The Fair Housing Act, Title VIII of the Civil Rights Act of 1968, as amended, prohibiting discrimination in the sale, rental, and financing of dwellings, and in other housing-related transactions, based on race, color, religion, sex, national origin, handicap, familial status (including persons under the age of 18 living with parents or legal custodians, pregnant women and people securing custody of persons under the age of 18), and handicap (disability). The following qualification standards will be required from every prospective tenant. An application must be submitted by each applicant 18 years of age or older, who will be occupying the rental unit. All occupants 18 years of age or older must qualify with the exception of income for students living at home.

Two-Bedroom - four (4) persons and an infant up to twelve (12)months

Illegal manufacture or distribution of a controlled substance- No time limit

Credit Scoring: Information about you and your credit experiences, such as your bill-paying history, the number and type of accounts you have, late payments, collection actions, outstanding debt, and age of your accounts are used to review your credit by our third-party credit service. Active or open bankruptcy will result in an automatic denial. NO VERIFIABLE CREDIT HISTORY AND/OR NO SOCIAL SECURITY NUMBER WILL REQUIRE A GUARANTOR.

Credit Requirements: A credit report will be processed on each applicant 18 years of age or older. A scoring model that is provided to us through a third-party credit service will be used to determine if you qualify for residency. This model takes into consideration the combination of debt/income ratio and credit scores

Income: The monthly Gross income requirement is 3 times the monthly rent amount.

Renter's Insurance: You must provide and maintain a renter's insurance liability policy of at least $100,000.00 during your residency.

Automatic Denial: Management will deny applicants that have any of the following:
Unpaid eviction(s) within the last 24 months
False Social Security Number
Fact Act FraudAlerts
More than one debt owed to an apartment community or any debt over $1500 within the last 24 months
Any debt owed to another Madera Residential managed community

International Applicants: International applicants shall provide a current visa, a valid government-issued photo ID, or SSAN and appropriate USCIS documents for verification.
International applicants in the U.S. for enrollment and attendance at a college or university will provide proof of acceptance along with the accompanying USCIS documents required as well as the other items mentioned above.

Privacy Policies: A copy will be made available upon request.

Pet Policies: No more than 2 pets will be allowed.
The following list of breeds or crossbreeds are prohibited on Hazel Management properties: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chow Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes and Siberian Huskies.

Application Fees:All application fees are nonrefundable.
